Fire Door Inspections

Independent fire door inspections that tell you, clearly, which of your doors meet the standard and exactly what needs putting right. For landlords, managing agents and responsible persons across Cheshire.

Are your fire doors actually doing their job?

Fire doors are one of the most important parts of a building’s fire protection, yet they are also one of the most commonly neglected. A door that is damaged, badly fitted or propped open cannot hold back fire and smoke when it matters.

We inspect your fire doors against current standards and give you a clear, plain-English report showing which doors are compliant, which need attention, and what should be done first. As a consultancy, we inspect and advise; we do not sell or fit doors, so our findings are independent and only about what your building needs.

What a fire door inspection covers

For each door we review the key elements that affect performance, including:

  • The door leaf, frame and overall condition
  • Gaps and clearances around the door
  • Intumescent strips and cold smoke seals
  • Hinges, closers and other ironmongery
  • Glazing and any vision panels
  • Signage and certification where present
  • Whether the door closes and latches correctly

You receive a documented record for each door, with photographs and a prioritised list of any remedial actions.

Who needs fire door inspections

Fire door checks are particularly important for:

  • Landlords and housing providers with shared or communal areas
  • Managing agents responsible for blocks and commercial buildings
  • Responsible persons under the Fire Safety Order
  • Owners of HMOs, flats above shops and mixed-use premises

Recent regulations have placed clearer duties on responsible persons to check fire doors in certain residential buildings. If you are unsure what applies to your building, ask us and we will explain it simply.

Fire door inspection FAQs

How often should fire doors be inspected?

Good practice is regular checks through the year, with the frequency depending on the building, its use and how busy the doors are. Communal fire doors in higher-risk residential buildings may need more frequent checks. We can advise on the right schedule for your premises.

Is a fire door inspection a legal requirement?

Responsible persons have duties to ensure fire doors are fit for purpose, and specific checking duties apply to certain residential buildings. We will confirm what applies to your building.

Do you repair or replace the doors as well?

No. We are a consultancy. We inspect and report independently, and we can recommend competent contractors to carry out any work identified.

What happens if a door fails the inspection?

We record the issue, photograph it, and tell you clearly what needs doing and how urgent it is. You can then arrange the work, and we can re-inspect afterwards.

How much does a fire door inspection cost?

It depends mainly on how many doors are involved. Tell us the building and door numbers and we will give you a clear quote.
