Fire Risk Assessments are a legal requirement for all business premises and the communal areas of residential buildings. Since the fire safety legislation changes introduced in October 2023, every premises must have a written Fire Risk Assessment, even if the business has fewer than five employees. The old exemption has been removed, and written assessments must now record all identified risks, not just the significant findings.

A Fire Risk Assessment is required for any non-domestic property. This includes offices, shops, warehouses, schools, factories, licensed premises, nursing homes, care settings, hospitality venues, and any building that provides sleeping accommodation for staff, guests, or service users. Residential blocks also require assessments for all shared areas.

The assessment must be carried out, reviewed, and updated by a competent person. This means someone with the right knowledge, training, and experience to identify fire hazards, understand building use, and make informed decisions about reducing risk. In many cases, this requires the involvement of a professional fire risk assessor to ensure the assessment is suitable, sufficient, and compliant with current legislation.
